This specialist Charles Louis service is for anyone who is:

  • A non-British passport holder who is not resident in the UK
  • A non-British passport holder who is resident in the UK
  • A British passport holder not resident in the UK ( Expat )

This application in principle (AiP) will tell you how much money you may be able to borrow and at what approximate interest rates and product terms based on your circumstances and the property you want to buy.

This AiP form is for someone who wants to buy a property as an owner occupier or for a buy to let investment or as a second home.

You should have an in principle mortgage decision within 24 hours. This AiP  does NOT affect your credit score*.

Further information.

    • Completing the form should take about 15 minutes. We have done our best to make the form as quick and simple as possible.
    • We aim give you a mortgage agreement in principle within 24 hours of your application.  However, we are dependent on the administration turnaround of the lending banks.
    • This application form will not affect your credit rating. Getting an agreement in principle won’t affect your ability to get loans or credit elsewhere.
    • There is no mortgage commitment. You don’t need to choose any particular type of mortgage or a lender.
    • You don’t need to upload any documents. For a mortgage agreement in principle, you do not need to give us any documentation.  We only need you to answer questions in the form.
    • Fill in the form at your own pace.  At the bottom of the form there is a ‘Save and Continue Later’ button.  Click the button and save the secret link to continue your application later.

Important:

Your AiP is reviewed by Liquid Financial Services (Liquid FS) who are whole of market***.  Liquid Financial Services will forward your AiP to the most relevant lenders based on your circumstances. The lenders responses are then communicated back to you once the lenders reply.

You will be told whether you can receive a mortgage in principle. If so, all the relevant mortgage offers will be itemised, including sum which can be borrowed, interest rate, repayment terms and fees.

A successfully completed AIP isn’t a full guarantee banks will lend to you. If you apply for a mortgage, lenders will base their decision on the details you’ve provided, your circumstances and their lending policies at the time.

**If you have a UK credit profile, lenders may do a credit search on your profile.  The search will show on your profile, but this will not affect your credit score.  If you do not have a UK credit profile, there will be no credit search.

***A ‘whole of market’ mortgage adviser is usually independent, with no links to any specific mortgage lender.  This means mortgage applicants have more product choice than a ‘tied’ lender or group of lenders with a limited product choice.

What is a mortgage agreement in principle?

A mortgage agreement in principle is a way of finding out how much money you can borrow for a buy to let mortgage in the UK.

This application process does not require a full credit check. The lending banks will rely on the information you submit for them to assess your eligibility for a mortgage.

You’re not committing to obtain a mortgage from any specific bank.

An agreement in principle isn’t a guarantee that a bank will lend to you.  If you apply for a mortgage, lending banks will base their decision on the details and documentary evidence you provide at the time of the mortgage application.

 

Your AiP
Once you have completed your mortgage agreement in principle, we will do our best to give you an agreement in principle decision within 24 hours.

You will receive an email showing the mortgage decision in principle based on the information you have submitted.  If you have been offered a mortgage agreement in principle, you will receive an attached certificate showing your mortgage agreement in principle.  You will also receive an itemised list of mortgage offers, including the:

  • Lender
  • Amount they are willing to lend
  • Interest rate at which they will lend
  • Duration of the mortgage
  • Expected repayments

Note: Information on mortgage offers from lenders will vary.

 

How long does an Agreement in Principle last?

Assuming there is no change in your income, debts and regular spending, your agreement in principle should be valid for 90 days from date issued.

If your circumstances change and you haven’t yet started a mortgage application form, but you still want a mortgage, we suggest you obtain another agreement in principle in case it affects how much you can borrow.
