Are Estate Agents allowed to open during national lockdown?

This week, the UK Government voted in favour of a second lockdown across England from 5th November until 2nd December. Like before, many will be anxious about whether it is possible to move, so here are some pointers to help you understand the new rules.

Q: Can I still sell my house / move home during a national lockdown?

A: This time lockdown is different as the government wants to keep the housing market moving and has stipulated that Estate Agents can remain open and people can move home.

Q: Is it possible for a surveyor to visit my home to value my house during a national lockdown?

A: Yes, as long as they adhere to the strict social distancing guidelines – from wearing the right PPE, for example masks to maintaining social distancing within your home.

Q: Can people view my home? Can I view other people’s homes in person?

A: The government has clarified that the restrictions on viewing properties will be lifted on Monday 9 November, and prospective buyers and tenants can now make appropriate arrangements with landlords, agents or property owners to view properties – again, as long as everyone involved in the process follows social distancing and hygiene guidelines.

Q: Will Estate Agents be open during lockdown?

A: On 5th November, government announced that people are allowed to leave their homes to visit their estate agent, as long as it is related to the purchase, sale or rental of a home. The responsible guidance is:

–   You can visit your estate agent and housebuilder sales offices or show homes as long as the COVID19 measures are in place.

–   You can visit a property to undertake activities associated with rental or sale of that property – including viewings.

–   Government has advised that viewings should be by appointment only. Please do reserve your viewings with us as soon as you have seen the home you like!

–   Our advice is for the home owner to vacate the property whilst the viewing is taking place – this means that you and your prospective buyer remain safe.

Q: Can I host an open house during lockdown?

A: Government has advised that where prospective buyers or renters will be entering the property, you should ensure no more than two households are inside the property at any one time.
