Securing Development Finance
Although our client had vast experience with ground up developments, due to the nature of this project, it was deemed their first actual project by many development finance providers.
This site was already owned unencumbered within the clients holding company which meant the legal procedure was a much quicker process than would normally be the case. We worked to find the most suitable lender that not only loved the project as much as the client but could facilitate the specific structure our clients required.
"The facility that was provided gave our client enough funds to complete phase one and also use the funds from sales to forward fund the remainder of the development. This maximised the clients profit as less borrowing was needed. We also built in a contingency package with the lender, ensuring 100% of the development cost were ringfenced to complete the development should sales be delayed. We were delighted with the result!"
